Leasing in our opinion is a great option as the cost of solar electric systems have dropped allowing for a traditional capital lease terms in the 5-7 year range to offer a viable solution. Many solar systems now have paybacks of less than this 5-7 year range. This means that the shorter the time is towards system ownership, the sooner or greater the cash flow that can be derived from the revenue that a solar system generates.

Tax exempt entities such as schools, churches, and municipalities or townships can opt for a tax lease and pass on these great tax benefits for a reduced lease payment which will help make such projects even more attractive. Another potential option for higher credit scoring clients is to structure a residual 20% to 30% with these shorter (5-7 year) leases. These balloon payments will reduce monthly payments even more.

Leasing towards a goal of ownership is one aspect in financing solar systems. Whether you are able or not able to take advantage of what substantial tax benefits a solar electric system gives, a solar lease is a viable solution.
The lease to own a solar electric system along with the ability to benefit from the tax incentives it provides even if your status is tax exempt works this way: NJ Solar Electric acts as a bridge and arranges financing pretty much the same way a mortgage banker does for a client to get a loan. However, we do not collect a loan fee whatsoever. Our role is strictly that of a solar system integrator. We pride ourselves in not only providing you with excellent and affordable technical services and materials in solar, but expertise in financing solar projects as well.

Here is an example: let’s say you are a tax exempt entity that is unable to benefit from the tax incentives that a solar system ownership provides. Once you consult with us we analyze your electrical energy requirements for solar electric feasibility and then we discuss ways to assist you in funding a solar installation. If you decide on a solar lease, we provide the bridge to investment banking to help you finance a solar project.

When financing through a solar lease, NJ Solar Electric works with an investment firm and you and the establishment or organization you are representing agree to lease the equipment to be installed at the outset. The lessor (investor) gets the tax benefits that includes tax credits/grants and an accelerated depreciation. We as the solar system integrator file an application for rebate and SREC approval with NJBPU then assigns it to you or whomever it is designated to. The assignment of SREC's is determined by you, your organization, or your backer’s credit. The lessor may want the added security of collecting the SREC's as payment towards the loan. If not, then you are free to do whatever you want with the SREC's. When the grant is received by the lessor from the Government, it is subtracted from the balance of the loan amount allowing you to benefit even if you are a tax exempt entity. One year later the SREC's begin to accumulate and every year thereafter for a total of fifteen years (15). This SREC's is now used to pay off the rest of the loan, or depending on how the SREC's was assigned, to you or your organization's choosing. Prior to the time before the first year's SREC's become payable, if you do not have the money nor wish to pay the loan out of your organization's pocket, then additional borrowed money can be implemented as part of the lease until payments from the clean energy credits is received. After the loan is paid, the lessee (you) can buy the equipment for one dollar ($1.00).

Once the solar electric system is owned by you, the cost of electricity becomes a thing of the past. Since additional positive cash flow still comes from the clean energy credits that the solar system is still generating but is no longer needed to pay for the solar system itself, you now have access to this money; extra money that would have never materialized had it not been from the installation of your solar electric system.
